Has any thought that the boat ban may also be heavy supported by the developers around the lake. I was under the impression that the main vessel they are trying to ban are the large houseboats. You can buy a nice houseboat anywhere from 100K to 250K. This would make a lake getaway much more affordable. This would probably lower the demand for real estate around the lake and therefore lower property values.

I have no idea what the motivation behind the ban was.........don't have a dog in that fight,,,,,,,,,but, do you know of any developers who are targeting the $100 to $250 k range anywhere on the lake? I doubt the numbers would work for them............unless he tried to make it up with volumn. :-}

I could be wrong but I think he's saying that the builders want to eliminate that price range from competition with their over priced houses, which are a bit higher than $250K. Been seeing a lot of ads that say, "Price Reduced", "priced to sell” and best buy on the lake, are home sales still sliding along with prices, I guess one year of low water equates to several years of falling prices and sales?

I won't get into the boat ban issue - not really my bag - but I seriously doubt that boats could have a material effect on real estate prices.
Who knows - maybe these shadowy "developers" are incorrect on their assumption - I can't begin to guess the intent of an alleged conspiracy, if such one exisits. I am not commenting on that.
All I am saying is, in the case of Lake Martin, I would find it extremely mathmatically improbable that enough "big boats" could be purchased to have a measurable effect on real estate pricing. If every deep water boat slip on this lake was filled by a big boat, you would have only a mere fraction of the total real estate owners, buyers, and sellers.
Again, I am not wanting to enter into this debate. Just making a purely academic comment on the math of it all.

DJ, you are correct. That was my point. Eliminate some competition. Lake Lanier has tons of houseboats. The land development seems to be much less on Lanier than Martin. I think the Georgia devoplers saw what happened with houseboats on Lanier and it took money out of there pockets and they don't want too see the same thing happen on Martin. I am not saying this is the only reason for the ban but I definatley think there is some credit to it.

It may not have a huge effect on the real estate market but it does give the buyer another option for the enjoyment of Lake Martin. If I was one of these developers I would want to elimnate any and all competition so people would buy my properties.

That is exactly the intended purpose.
You could argue that a $75k to $250k boat investment would not compete with $300k + real estate investment. I beg to differ. Most people who buy the big boat only want a weekend retreat. This is their (our) second home. The total cost of the investment (operating expense, storage expense, insurance, vessel mortgage, etc.) is far greater than one would expect. We easily pay more for our modest cruiser monthly than we do on our modest home (2300 sq ft).
If we did not have this option, and we wanted to be on the water bad enough, we could easily afford it, IF we wanted to have only one residence option. The developers are trying to force people to put all ducks in one basket, and this would drive up the real estate values....

I plan to get something like this when I retire and cruise the Caribbean.... it's too cold at the lake (for me) from November-February and 250k sounds like a pretty good price; I guess the boat market is also taking a hit .

Maybe I have it all wrong, but I thought a prime reason to ban was the sewage associated with those boats. Irresponisble people dumping sewage into the lake and not using a pump service. Far as home values goes, if for any reason Lake Martin becomes "dirty", we would all suffer depressed prices. I'd say anybody living here has a vested interest in this issue.
